no i lived in NH once the winters are to long and cold for me . i have to go look at another shop tomorrow . it's 12000 SF . i have been thinking of renting out 1/2 to people for inside car storage . i don't know just how i would work it ? i may only let people use there space for storage or also let them do some repairs to there cars also ??

I honestly doubt you will know until you actually see the place what you will want to do and how you'll go about it , keep options open and go like heck David!

i checked out the 12000 sf building . good god it's nice ! there willing to knock a dollar off per SF but it's still a big nut to pay . the biggest thing i keep thinking about is how would i go about renting out space to others . 7000 SF of the building is walled off from the front 1/2 . i think i would get more for renting out space if i let the renters work on there cars . but then it gets into things like waste oils and crap like that .

NHMS rents out the garages in the winter for storage (bikes, boats, cars, etc.). Here is the info http://www.nhms.com/media/news/580925.html

I think an arrangement like that is your safest bet, not sure how insurance works. Plus, you can always offer discounted rates to customers and try to be their track car/etc. service shop at the same time. Pretty sure they fill it up too, I work close to teh track and a few co-workers with toys waited too long and couldn't get their stuff in.

I wouldn't want to deal with the hassle of allowing folks in/out to work on their own stuff. Pretty risky if you ask me, especially if say another customer just wants to lock there stuff up and not worry about it. - Paul G.

There are a few rent-a-lift style shops out there, I think they are a great idea but seem like they would be trouble for the owner. The extra insurance required of letting novices use a lift for example (even if someone assists initially) could be quite a bit. If you just rent it as flat work space or storage (with limited access hours) it seems safer.

i would in no way let renters have access into my side of the building . they would only get a inside parking spot kind of like you get at race tracks . i may run air for tools into the other side of the building ? there would be the same rules as there are at tracks like no open fuel . they would have to split any extra cost of the insurance .
at this time i still have so many i don't knows . i don't know if i would wall off each work bay ? i don't know about letting people work on there cars ? i don't know if i would set up waste oil and coolant ? extra dumpster ? what and how to charge ? i would be paying about 5 dollars a SF every month . i would need to make a profit but there is the center drive aisle . they would all be paying for that space as well .

Avoid the potential headaches and find a place you can afford by yourself.Nothing like your own castle.. :wink:
